Puglia between tourism and investment: Luigi Fusco’s vision of the real estate market

In recent years, Puglia has climbed the international rankings of the most sought-after destinations, not only for holidays but also for permanent living and investment. This trend was recently featured in an article by the Quotidiano di Puglia, which interviewed Luigi Fusco, CEO of Raro Realty and Raro Villas, to discuss the evolution of the region’s real estate and tourism market.

Data published by the Financial Times confirms a 62% increase in high-end property transactions (minimum value €500,000), a structural phenomenon now involving Valle d’Itria, Salento, and the province of Bari.

But what does all this mean for the future of the region? The answer comes directly from Fusco, a leading figure in this transformation.

The evolution of the market: multiplied values

According to Fusco, the leap forward is clear:

“If in the early 2000s the English were buying villas for €50,000–70,000, today the average value exceeds €700,000, with sales reaching over €1 million. Americans now account for 30% of turnover.”

These figures highlight the solidity of the Apulian market and its growing appeal to high-profile international investors.

Beyond Salento and Valle d’Itria

Alongside the most well-known territories, Fusco identifies new opportunities:
“Beyond Valle d’Itria and Salento, I see potential in the Gargano and in the Ionian area around Taranto.”

A continuously expanding market, opening up interesting scenarios for those who want to invest in areas with significant growth potential.

Authenticity, dolce vita, and quality services

Buyers arriving from abroad are looking for much more than just a villa: they want a complete lifestyle experience.

“Clients are looking for emotions and authenticity: good food, dolce vita, but also efficient services, accessible beaches, and simplified bureaucracy.”

It is precisely this balance between identity and quality that has made Puglia competitive on an international scale.

Preserved traditions and new opportunities

The change is not only economic but also cultural:

“In the early 2000s, trulli were being demolished to make room for modernity. Today, thanks to international demand, we have restored traditions and rediscovered our identity.”

Looking ahead

For us at Raro Realty, this is both recognition of the work done and an invitation to look forward: to continue believing in a Puglia that is no longer a land of departures, but a land of arrivals, investments, and new opportunities.
