This charming Masseria is located in a privileged position a few kilometers from Fasano, in the hamlet of Speziale.
This property is the ideal choice for those looking for:
– the quiet of the Apulian countryside;
– an ancient and charming property;
– a property to be put on income with summer leases.
The architecture of the farm and the panoramic views that are enjoyed from it are of rare beauty, rich in the typical colors of Puglia: the blue of the sky, the intense red of the earth, the dark green of the olive trees, the dazzling white of the lime.
The Masseria has almost all the interiors with star or pavilion vaults and retains the original floors.
Outside the farm, several courts, stables, a citrus grove and an ancient pergola with stone columns, characterize the architecture of the building.
The property is currently divided into three units, all with stone vaults.
On the ground floor there is a large storage room with star vaults and stone floor, with exit to the rear courtyard. Also on the ground floor, with independent access and separated from the access ramp to the first floor, there are two apartments. The first has a living room kitchen, a bathroom and two large bedrooms. The second apartment consists of a kitchen, a bedroom and a bathroom. Next to the second apartment there is a garage. All the rooms on the ground floor have stone vaults and many retain the original floors with the characteristics “cementine”.
On the upper floor, enlarged in the ’70s, there is a bright entrance from which you access the sleeping area, consisting of two large bedrooms, with star vaults, and a bathroom. Also from the entrance there is access to the living room kitchen with fireplace, terrace and balcony.
In the back courtyard of the Masseria there are vaulted rooms, once used as stables and a beautiful citrus grove, enclosed by high walls that preserves the original irrigation system made of stone. The citrus grove is reached along the long pergola with stone columns that characterizes and gives the name to the Masseria.
All around the property magnificent secular olive trees dot the ground.
The property has a covered area of about 800 square meters; the land that surrounds it is about 5 and a half hectares.
There is the possibility to expand the existing volumes by 20% and build a swimming pool.
The structure of the farm is in good condition and needs a restyling to adapt the systems and spaces to the needs of contemporary life, in any case the structure is equipped with heating system, air conditioners, tanks and wood oven.
The spaces of Masseria Pergola and its location are perfect for building a private residence or a restaurant with bedrooms. The property is easily accessible both because it is surrounded by easy access roads and because it is located just 40 minutes from the International Airport of Brindisi and an hour from the International Airport of Bari.
In addition, the Masseria is located just 15 km from the San Domenico Golf Club of Savelletri and centrally located to reach the most beautiful places in Puglia and the most beautiful seaside resorts, both those located on the Adriatic coast, about 5 km away, that those of the Ionian coast, about 52 km away.
The beautiful Lecce, known as the Florence of the South, is 1 hour and 20 minutes from the property; the magnificent city of Taranto, which was an important Greek colony of Magna Grecia and which has one of the most beautiful archaeological museums of southern Italy, is 35 minutes from the property. Bari, the capital of Puglia, famous for its Romanesque churches, the Castle and the Church of San Nicola, is an hour and 10 minutes from the property.
Ostuni, renowned tourist center is located just 13 km from the property; Cisternino is 6 km from the property; Polignano and Monopoli, among the most beautiful towns of the Adriatic coast, are 40 and 35 minutes away respectively. The medieval town of Oria, with its castle built by Frederick II of Swabia, is 45 minutes away. Grottaglie, the city of ceramics, is 25 minutes away.
